A well-executed kitchen renovation in Short Hills can return 85–95 cents on the dollar at resale. Under-improving is the bigger risk here; buyers will discount a dated home aggressively.
Summit
Summit’s strong commuter appeal and top schools create consistent demand. Kitchen and bath renovations here perform exceptionally well — especially in the $700K–$1.5M home range where buyers expect move-in ready. Additions that add a bedroom or expand living space are also strong performers given the competition for larger homes.
Chatham

Luxury tier. Buyers here expect the best — custom everything, premium materials, flawless execution. The price-per-square-foot on these homes is high enough that quality renovations almost always add value. An experienced builder who has worked in these towns is essential; shortcuts show and buyers notice.
The Universal Rule
Regardless of town: match the renovation to the home and the neighborhood. A $120K kitchen in a $450K house won’t come back. A $80K kitchen in an $800K house almost always will. When in doubt, call a local real estate agent who knows your specific street before you commit.
